Hello Dot and Milissa,

I am a neighbor and realtor living over by Cobbs Estate. I am reaching out on behalf of my client, Fatemah, and her son, Mostafa. They are in escrow for the lot at 0 Rising Hill Road.

Mostafa and his wife Meagan are architects and hoping to build a small house for his mother who recently moved here from Iran. Fatemah's three sons live in Glendale, Eagle Rock, and Yucca Valley with their young kids, making this location a perfect epicenter for their mother. She is so in love with The Meadows and eager to be a part of this wonderful community.

Mostafa has reached out to all the utilities and it sounds like it will be okay to build, but do you know any reason why they might not be able to build there? It is my understanding that the previous owner wasn't a great neighbor and possibly used the dumping grounds. My clients are the opposite - looking to create a place of beautiful serenity.

Hello Francesca,

Although I have lived in the Meadows for roughly 15 years, I am fairly new to the Altadena Town Council. Therefore, I am not as up on Land Use in the area as Dot. She may have more information to share.

I would also check-in, as I am sure you likely have, with LA County on that property to see if anything is obstructing the property building rights.

The Meadows is a great community and I think should Fatemah move in she would love it!

4/3: Emailed town council members associated with The Meadows - Dot and Milissa.

4/2: Wrote introduction letter and dropped to neighbor Ian White - owner of 3 acre lot recently sold by Oscar Smiley. Had good phone call after.

4/1: Went to Rising Hill with Fatemah and Family, spoke with neighbors.

3/28: Extension of Time Addendum to April 7th

3/24: Offer Accepted!

3/23: Offer Submitted- $300k 7 days, no contingencies

3/22: Seller's Agent said they would accept an offer of $300k if both agents reduced their commission to 2.5% from 3%. Both agents happily agreed.

3/14: Seller's Agent said would accept an offer of $300k with a carryback of $40k to be paid in a year, interest-free.

3/7: Seller countered offer at $340k

3/5: We sent a counteroffer at $250k

3/1: Seller countered at $350k

2/28: Initial Offer on 0 Rising Hill Rd, Altadena CA: $200k all cash

2/14: Studio DFD researched in-depth water rights, buildability, zoning, and certificate of compliance.

2/9: Received disclosures and additional information on the property

2/4: Studio DFD and Frankie walked the property

2/3: Frankie sent 0 Rising Hill Road

1/29: Studio DFD reached out with the vision

Review properties online of beautiful lots with flat buildable space.
Video tour properties.
Show locations in person to Mosy + Meagan.
Research buildability/utilities etc.
Negotiate an offer.

Once an offer is accepted we will wire the earnest money deposit (usually 3-5%) within the first 3 days of opening escrow. We will do any inspections needed, remove any remaining contingencies, a mobile notary will be sent with documents to sign, we will wire the remaining funds, and close within 7-10 days.
